INNOVATIVE INDUSTRIAL PROPERTIES INC. $25.83 (New York symbol IIPR; Manufacturing Sector; Shares o/s: 6.8 million; Market cap: $175.6 million; Takeover Target Rating: Medium; Dividend yield: 3.9%; TSINetwork Rating: Speculative; www.innovativeindustrialproperties. com) is a REIT that first sold shares to the public in December 2016 at $20.00 each.
IIPR buys industrial building s from licenced medical marijuana producers. The sale provides those growers with capital to expand their operations. They then lease back those properties from the REIT.
As of September 30, 2017, IIPR owned just two properties, although it later sold 3.2 million common shares at $26.00 each to pay $18.0 million for a third building, in Arizona.
IIPR units yields 3.9%.
The REIT’s reliance on the marijuana industry— a business still illegal in the U.S. on the federal level—adds risk. As well, it will have to keep selling new shares to keep expanding, which will dilute existing shareholders.
