Canadian Apartment Properties REIT, $22.69, symbol CAR.UN on Toronto (Units outstanding: 76.4 million; Market cap: $1.7 billion; www.capreit.net), is a real estate investment trust that owns multi-unit residential properties, including apartment buildings and townhouses. The trust’s properties are located in major cities across Canada. In all, CAP REIT owns 29,496 residential suites. CAP REIT continues to buy new properties. In the three months ended September 30, 2011, it paid $74.2 million for an 811-suite apartment building in Laval, Quebec. It also bought a 229-suite apartment building in Scarborough, Ontario, for $17.3 million. These new properties helped push up CAP REIT’s revenue by 9.1% in the quarter, to $92.8 million from $85.1 million a year earlier. The trust also raised its rental rate, and its occupancy rate rose to 98.8% from 98.7%. The trust’s cash flow rose 15.3% in the quarter, to $28.7 million from $24.9 million.
